A utility mapping survey gives you a clear, site-wide picture of the underground services on your project, so you can design, plan, and coordinate works with confidence, before excavation begins.

Utility mapping (also known as an underground utility survey) identifies and maps service routes; including gas, water, telecoms, electricity and drainage, across a defined area. Terrain Surveys undertake utility mapping using a combination of Ground Penetrating Radar (GPR) and Electro-Magnetic Locating (EML) to trace and map below-ground infrastructure and highlight constraints early.

A well-scoped mapping survey is typically instructed at the design and planning stage, helping your team avoid costly redesigns and delays later. The mapped utilities can also be overlaid onto a topographical survey plan, allowing designers and contractors to coordinate underground constraints with above-ground features such as buildings, boundaries, kerbs, levels and access.

Why choose our Utility Mapping Surveys?

A proper utility map isn’t just a drawing, it’s a risk-reduction tool that supports safer, faster decisions on live projects.

  • Reduce project risk early: identify underground constraints before designs are fixed and budgets committed.
  • Improve coordination: support design teams, groundworkers and project managers with a single, clear reference point.
  • Better decision-making: knowing what’s present (and where uncertainty remains) helps you plan verification and safe working methods.
  • Accurate, usable outputs: delivered in practical formats that your team can action immediately.

What a Utility Mapping Survey includes

Our utility mapping surveys are designed to be genuinely useful on real jobs, helping you move forward with clarity rather than guesswork.

  • Site-wide mapping across your survey boundary (not just at dig points)
  • GPR + EML detection methods to trace underground services and routes
  • Utility survey drawings issued as a digital deliverable
  • Confidence / quality information to help you understand what’s confirmed vs less certain (and where further investigation may be sensible)
  • Optional topo integration so utilities are coordinated alongside above-ground features

Utility Mapping vs Utility Clearance (what’s the difference?)

A utility mapping survey is usually instructed before excavation, to support design and planning across the site area.

A utility clearance survey is a targeted, pre-excavation check focused on specific proposed excavation/drilling locations, often with findings marked on the ground and captured with GPS coordinates for CAD delivery.

If you’re unsure which you need, we can recommend the best approach based on your programme and intended works.
