CCTV Drainage Connection & Condition Survey for Retail Building in Harlow
Overview
Terrain Surveys carried out a CCTV drainage connection and condition survey instructed by a regular architect client. Market House is a four-storey commercial building located in the centre of Harlow and is made up of ground floor retail units, with offices on the upper floors. The project was undertaken to accurately map the ground floor drainage system, assess the condition and identify any potential issues. The survey was required to assist with the design of new drainage for a proposed residential conversion of the floors above.
The Survey
Having previously carried out a measured building survey of the site, we already had up to date survey drawings of the survey area. One of our CCTV survey teams attended the site and completed the survey within one day. Prior to commencing the CCTV camera survey, a combination jetting unit was deployed to clear the drainage system using high pressure water jetting. This allowed our survey team full access for the camera unit to complete the survey on all drainage runs.
The CCTV survey was completed using a high-resolution crawler camera system inserted into the drainage system via accessible manhole chambers. The survey allows a full assessment of drainage pipework the condition, including any deterioration, sediment build up or root ingress.
Access to manhole chambers proved challenging within the building, as previously accessible chamber covers had been partially covered with stored items, and one built over with a new shop fit-out. Our surveyors were able to work around these obstructions to get the survey completed, while causing minimal disruption to the tenants.
The Results
Following the survey, the footage was thoroughly reviewed to assess the condition and any potential issues. A comprehensive report was prepared with the survey findings, including recommendations from the highlighted defects. Together with the report, an updated CAD survey plan including drainage details was issued.
The CCTV drainage connection and condition survey report was issued to the client with detailed insights into the current condition of the building’s drainage system and recommended remedial repairs. By using advanced camera technology, our experienced team was able to pinpoint areas that required urgent attention. The recommended repairs and ongoing maintenance plan will ensure that the drainage system continues to function effectively, minimizing the risk of future disruptions.
