Overview
Terrain Surveys was commissioned to undertake a connectivity and condition survey of the below-ground drainage network serving an operational industrial estate unit. As with many commercial and industrial sites, understanding the condition, capacity and connectivity of underground drainage infrastructure is essential for effective asset management, future development planning and the prevention of costly drainage failures.
The client required a detailed assessment of the existing drainage system to establish pipe routes, verify connectivity and assess the structural and service condition of the network. The resulting information would provide a reliable foundation for future maintenance programmes, drainage modifications and long-term management of the site’s infrastructure.
Survey
Terrain Surveys carried out a comprehensive drainage investigation using a combination of electronic line tracing, drainage surveying techniques and topographical survey methods. The route of the below-ground pipework was established through electronic line tracing, enabling the team to accurately map the drainage network and identify previously concealed manhole chambers across the site.
Where access permitted, manhole chambers were exposed to facilitate a complete survey of the drainage system and confirm connectivity between drainage assets. In locations where chambers could not be safely exposed due to their depth or position within the operational estate, their locations were verified using a metal detector and incorporated into the accompanying topographical survey. This ensured a complete and accurate record of the drainage infrastructure was produced for future reference.
As the industrial estate remained fully operational throughout the survey period, careful planning was required to minimise disruption to site activities. Safe working zones were established and maintained throughout the works, allowing the survey to be completed efficiently while protecting site users, employees and visitors.
Results
The completed survey provided the client with a comprehensive understanding of the site’s drainage infrastructure, including pipe routes, connectivity, chamber locations and the overall condition of the network. By combining drainage investigation techniques with topographical survey data, Terrain Surveys delivered an accurate and reliable record of the below-ground assets serving the industrial estate.
The information gathered now provides a valuable resource for future maintenance planning, asset management and potential drainage modifications.
