Revealing What Lies Beneath Mansfield’s Derelict Buildings

Overview

Terrain Surveys were instructed to carry out a Measured Building Survey of a series of derelict buildings located on White Hart Street in central Mansfield. The site forms part of a wider regeneration project within the town centre, where redevelopment plans required a clear understanding of the condition and structural integrity of the existing buildings.

Given the age and condition of the structures, the client needed accurate, detailed survey data to assess whether elements of the buildings could be retained and incorporated into future plans, or whether remedial works would be required. Terrain Surveys were therefore appointed to provide a comprehensive set of as-built drawings and supporting data to inform these decisions.

Survey

Terrain Surveys undertook a detailed measured building survey of three buildings and an associated retaining wall using Leica RTC360 laser scanning technology. This approach enabled rapid and highly accurate capture of the structures, even within a challenging environment where access and safety considerations were key due to the derelict condition of the site.

The high-density point cloud data captured both internal and external elements of the buildings, allowing our in-house team to produce a full suite of floor plans and elevations. Particular attention was given to the external façades, where structural condition and deformation needed to be clearly understood.

To support this, Terrain Surveys generated vertical colour contour maps of the building elevations. These maps provided a visual representation of surface variation across the façades, highlighting any irregularities, distortion or movement within the structure. This level of detail ensured that the client could accurately interpret areas of potential concern relating to subsidence or structural instability.

Results

The client received a comprehensive set of as-built drawings alongside detailed elevation data, providing a clear and reliable representation of the existing buildings and retaining wall. The inclusion of vertical colour contour mapping offered additional insight into the structural condition of the façades, allowing areas of deformation to be easily identified and assessed.

This information has enabled the project team to make informed decisions regarding the retention, repair or redevelopment of the structures as part of the wider regeneration scheme. By delivering accurate and detailed survey outputs within the required timeframe, Terrain Surveys provided a solid foundation for the next stages of design and structural assessment.

The survey now forms a critical part of the project’s development strategy, supporting safe, efficient and well-informed redevelopment within this key area of Mansfield.
